CapitaLand Ascendas REIT Closes S$565.8 Million Singapore Portfolio Buy and Exits US Nimbus Asset at Premium

  • CapitaLand Ascendas REIT has completed the acquisition of a portfolio of three Singapore properties — 2 Pioneer Sector 1 (ramp-up logistics), Tuas Connection (light industrial) and 9 Kallang Sector (high-spec industrial) — previously announced at a combined purchase price of about S$565.8 million

  • The REIT has also completed the divestment of 8700–8770 Nimbus, a business space property in Portland, Oregon, to an unrelated third party for approximately US$6.6 million (about S$8.5 million), representing a 10% premium to its latest independent valuation of about US$6.0 million

  • The sale price is roughly 16% above the asset’s 2019 purchase price of around US$5.7 million, crystallising capital gains as CLAR continues to recycle capital from non-core overseas assets into higher conviction logistics and industrial properties

  • Post-transaction, CLAR’s portfolio stands at 226 properties: 96 in Singapore, 33 in Australia, 48 in the United States and 49 in the United Kingdom/Europe, reinforcing its position as one of Asia-Pacific’s leading diversified industrial REITs
